Why as-is usually leaves money behind.

A dated or neglected home attracts two kinds of buyers: investors who price in their profit and their risk, and families who cannot get a loan on a house with a failing roof. Both pay less than the home is worth. A restored home attracts the family buyers who pay the most, compete with each other, and close with conventional financing.

The gap between the two sale prices is almost always larger than the cost of the work. That gap, minus the renovation we advanced, is the additional net to you or the estate. If the gap is not there for your home, we tell you on day one and sell as-is.

You never write a check. We advance the cost, the scope and bids are approved before any work starts, and reimbursement comes out of proceeds at close. No interest, no fees on top.

    Walkthrough & scope

    We walk the home with you, film its condition, and list what buyers in your neighborhood actually pay for. You get an as-is value and a restored value the same week.

    Written estimate & agreement

    Itemized bids from our licensed contractors, a fixed scope, and a simple agreement that spells out the advance, the reimbursement at close, and the fact that there is no interest.

  3. 3

    We fund and manage the work

    Our team schedules the trades, pays the invoices, inspects the work and sends you photo updates. Typical timeline is four to six weeks. You never meet a contractor unless you want to.

    List and market

    Staging, photography, video, MLS and off-market exposure, open houses. Restored homes in our program typically go into escrow within about 30 days.

  5. 5

    Reimbursed at close

    Escrow pays back the advanced amount from the proceeds, itemized line by line. The rest is yours, or the estate's.

Who qualifies for Restore to Get More™?

Any seller or estate in Los Angeles or Orange County whose home would sell for meaningfully more after targeted work, and who lists the home with The Bonilla Group. There is no credit check and no minimum equity requirement, but the numbers have to work: if the expected lift is smaller than the cost, we recommend selling as-is.

Is there interest or a fee on the money you advance?

No. You repay exactly what was advanced, itemized, from the proceeds at close. Our compensation is the listing commission, which is the same whether or not you use the program.

What happens if the home does not sell?

Restored homes priced from real comps sell; it has not been a problem for us. The agreement still spells it out: the advance is secured against the property and repaid when the home sells or when the listing agreement ends, whichever comes first, with the terms set in writing before any work begins.

Can I choose the finishes?

You approve the scope and the budget, and you are welcome to weigh in. We steer finishes toward what sells in your neighborhood rather than personal taste, because the goal is the highest net, not a home you are going to live in.

How long does the work take?

Four to six weeks for a typical scope. We keep the work targeted precisely so the timeline stays short; anything that needs a long permit cycle is left out of the plan.
