Our commission is paid from the proceeds at closing and is spelled out in the listing agreement before we do anything. There are no marketing fees, photography fees or cancellation fees.

If we advance money for preparation — cleaning, repairs, or a Restore to Get More™ renovation — it is reimbursed from proceeds at close, with no interest and no markup. You see every invoice.

How long does it take to sell a home in Los Angeles or Orange County?

A well-priced, well-prepared home usually goes into escrow within two to three weeks and closes about 30 days after that. From our first walkthrough to keys, plan on six to ten weeks. Homes that need preparation or a renovation add the prep time up front but typically sell faster and for more once listed.

Should I renovate before I sell?

Only if the numbers say so. We cost the as-is sale and the restored sale against real comps and show you the projected net of each. When a targeted renovation pays, our Restore to Get More™ program funds and oversees it, and the cost is reimbursed from proceeds at close with no interest. When it does not pay, we tell you that too.

What do I have to disclose when selling a home in California?

California requires a Transfer Disclosure Statement, a Seller Property Questionnaire, natural hazard disclosures and any known material facts about the property — repairs, leaks, permits, neighborhood issues. We walk you through every form, and full disclosure protects you after the sale. Some court-supervised estate sales are exempt from parts of this; we will tell you which.

Do I need to be present for showings?

No. Buyers look more freely when the owner is out, so we recommend leaving for showings and open houses. We use a secure lockbox, confirm every showing with you in advance, and send feedback afterward. If you live out of the area, we manage the home entirely.

Can I sell a home that has a tenant in it?

Yes. Depending on the lease, the city's rent-control rules and your goals, we either market the home to investors with the tenant in place or coordinate a lawful, respectful move-out before listing. Our Tenant Interface service handles notices, communication and relocation so you are never the one knocking on the door.

What if I'm behind on my mortgage payments?

Call us before the sale date, not after. Our Stop Foreclosure service works with your lender to pause the timeline while we list and sell the home, so you keep the equity instead of losing it at auction. The sooner we start, the more options you have, including a short sale if the home is worth less than the loan.
